Council on Foreign Relations

The Council on Foreign Relations project entailed the full renovation of an 80,000 square foot historic building. The building integrates modern office space into an historic townhouse façade and includes the following construction elements:

  • Historic façade renovation
  • Mechanical/electrical infrastructure renovation
  • Window and waterproofing replacement
  • Structural glass canopy
  • Monumental stair
  • Integrated AV package
  • Penthouse and roof reconfiguration
  • Full service catering kitchen and café
  • Installation of new elevators
  • Exterior landscaping and public area upgrades
  • LEED certification


The primary goal of the project was to create a multi-functional environment that optimized the use of office space, conference areas, reception areas, and all supporting spaces. Specifically, on the second floor a 1,200 square foot area of floor slab was demolished to accommodate a high end, audio/visual-intensive conference room. To accomplish this transfer of support, additional structure was added to existing columns and custom shoring and integration of support steel was implemented. In addition, a new curtainwall façade and suspended glass canopy was used to upgrade the building entrance. The existing penthouse was also reconstructed to accommodate a mammoth HVAC system.
