
Design-Build
The cornerstone of our approach to work is collaboration. On Design-Build projects we bring all of our construction professionals, from Construction Executive to Superintendent, into the project from the outset to interface with the Design and Client team. Working together from the outset we resolve cost, design, constructability, and scheduling issues and create a cohesive team. Our computer-based project management systems identify, track, and instantaneously communicate the myriad design and construction elements to the entire team so all remain fully informed and invested in the project’s success.

Building Systems
Rand* has completed numerous total HVAC and electrical system renovations and replacements. We have often performed this work in conjunction with code upgrades to fire alarm, sprinkler, and Building Control Systems. We understand the often complex interrelationships between building system elements and the desired architectural design intent, and we have developed specific practices to minimize OR ELIMINATE conflicts that often arise in the field.

Renovations
Rand* has over 20 years experience in all aspects of building renovation. We are experts at occupied-in-place building renovation work including: lobbies and elevators; complex structural renovations including slab removal and reinforcement with steel or carbon fiber; code updates for exiting, sprinklers, and fire alarm systems; interior tenant renovations; and exterior renovations including glazing and curtain walls.

Secure Areas
Rand* has constructed and accredited numerous SCIF facilities, at a variety of security levels, and often on aggressive expedited schedules. We are also accustomed to managing the logistics of construction and subcontractor management on secure sites. Our Pre-Construction and Logistics departments are experts at maintaining project schedules through coordinated delivery and on-site storage of materials and equipment to minimize associated security delays.
BIM
Rand* uses Building Information Modeling (BIM) to unlock the power and benefits of integrated design, construction, and stakeholder input; to improve the final product; and to build long-standing economic value for our Client. Our collaborative approach, which has always been our philosophical foundation, is a perfect fit for this maturing integrated project design and management philosophy, and our decade-long experience with LEED construction best practices informs every aspect of our work. Our Project Managers all receive professional third-party BIM and Revit training.
LEED
Rand* has been an active member of the U.S. Green Building Council (USGBC) since 2001, and currently has 44 LEED Accredited Professionals (AP, GA, AP ID+C and AP BD+C) among our professional staff. Rand* encourages and supports LEED training for our professional staff, and rewards accreditation.Since the UBGBC Pilot Program’s inception in 2001, rand* has led or participated in over 2.5 million square feet of LEED construction, on over 45 LEED projects, achieving all levels of certification.
